It’s Beginning to Look a Lot Like (Plumbing) Maintenance
The decorations might not be up yet (or are they?….), but November is the time to get your properties holiday ready. Every year, as December rolls in, plumbers across Victoria are inundated with “just before Christmas” requests; dripping taps, roof leaks, blocked drains, no hot water.
That’s why we’re encouraging property managers to beat the festive rush and get those maintenance jobs sorted now. A bit of planning in November keeps tenants happy, landlords relaxed, and Christmas plumbing emergency callouts to a minimum.

Rockin’ Around the Maintenance Checklist
Before you’re rockin’ around the Christmas tree, run through this quick plumbing checklist to make sure your properties are in good shape for summer:
- Hot Water Units: Test temperature and pressure relief valves, and consider replacing systems nearing end of life.
- Flexi Hoses: Check for bulges or corrosion — they’re one of the most common causes of water damage and they LOVE to burst when tenants are away on holidays. Why? Read more about it on our free plumbing advice page here.
- Drains and Gutters: Clear leaves and debris before the summer storms hit, blocked gutters = roof leaks.
- Gas Appliances: Book servicing now to ensure safe and efficient operation.
- Garden Taps & Irrigation: Fix leaks to avoid water wastage, high summer bills and a Christmas plumbing emergency.

Do You Hear What I Hear? (Tenant Reminders!)
A quick communication to tenants before the holidays can save everyone headaches later.
Here are some simple reminders to share in your next update:
- Turn off your water at the mains if you’re going away. View a handy postcard you can send to your tenants here.
- Never pour fats, oils, or food scraps down the sink.
- Don’t flush wipes — even the flushable ones.
- Know who to call in an emergency (hint: it’s us!).
Good communication means fewer frantic calls on Christmas Eve. (Although we are open then…).
